Potential Rezoning Matters to Woodgate

If you’ve driven along Frankford lately, you’ve probably noticed the open land just north of Magnolia and along the edge of our neighborhood between us, Sonic and Chase Bank. That area, highlighted in green and purple in the image, is facing potential rezoning again. And yes, this is the same area that was brought up for rezoning back in 2022!

Current Situation
As we discussed in our recent Town Hall Meeting, a meeting was held with representatives of the property. I asked Ken Wray (2nd WNA VP) and Brian Morrow (who was involved during the 2022 request), to attend as well. The representatives asked us about our concerns to address them in their next rezoning attempt. We are waiting for further updates from them.
What’s Being Considered
Taller two-story buildings would double the square feet.
Not just office but restaurant zoning as well.
Our concerns if not addressed and why we probably need to oppose:
Sight lines and lights from building, shining into backyard on Magnolia
Restaurants bring varmints, odors and noise. Not only to Magnolia but other residents as well.
Increased density over original zoning brings more traffic, noise etc. to us all.
Overall neighborhood look, feel and character
Traffic flow and density along already busy access points along Frankford
Long-term property value perception
Once zoning changes are approved, they typically don’t get reversed. What gets built there will shape that corner of our neighborhood for decades.
Why This Affects All of Us
Even if your home doesn’t back up directly to these lots, this still impacts Woodgate as a whole. We’ve all chosen to live here for a reason: Mature trees. Established homes. A certain feel that’s hard to recreate once it’s gone. Zoning decisions right along our boundary line set a precedent. They influence future development, expectations and how the city views our area moving forward.
This isn’t about being against development. It’s about making sure what gets built is compatible with the neighborhood we’ve invested in.
What Happens Next
Right now, we’re monitoring Planning & Zoning activity closely. If this moves forward and appears on a City Council agenda, we’ll move quickly to get the word out. Think of that as the moment when we need everyone engaged!
When the time comes, we’ll ask neighbors to:
Contact City Council members directly
Share concerns respectfully but clearly
Show up (or submit comments) when items are on the agenda
City leaders do pay attention when they hear from residents, especially when those voices are consistent and aligned.
This Only Works If We Show Up Together
We’ve seen before what happens when a neighborhood is engaged and unified. It makes a difference. If this moves forward again, we’ll treat it like what it is. A moment that deserves attention, urgency, and a strong, collective voice.
